The implementation of the energy efficiency of buildings is experimented in Eu-rope from over thirty years. Different methods of labelling were elaborated all over the world. From the comparative analysis among them weaknesses of Italian tools have emerged, and over all the lack of results in terms costs/benefits. For this reasons it’s im-plemented a new method of sustainable labelling of building, called ECOTool, that val-ues the costs and the benefits of renewal construction works on existing building, giving them a final score of both actual status and future one.
