The interest for the energetic-environmental issues in the buildings changes the design of the formal, technological and structural equipments, that is the support for the transfer of the idea that governs the sustainability at the urban and building levels. The renewal of the existing buildings raises several questions especially when the project regards a building that is bearer of cultural, historical and technological values, related to the identity of the place. The possible way is the "active conservation" or the "controlled transformation", in which there is the research for balance between the preservation of the values and the satisfaction of new needs, through the development of operational protocols that privilege the projects based on a thorough knowledge of the building. The main goal of this paper is the definition of a methodological iter and operating path that allow to combine the objectives of energetic efficiency and of sustainability with instances of the rehabilitation of historic heritage through a virtuous process aimed at the strategic regeneration of the buildings damaged by the earthquake of the 6th April 2009.
